GOALS:   Our goal is to help you find the right apartment or house in a non-pressuring atmosphere.  We treat our customers with respect, honesty and integrity.  The choice of a new home is an important one; and it is a task we do not take lightly.

FEES:  A written Fee Disclosure form is provided to all customers upon their first personal meeting with our rental agent.  For our services the tenant generally pays a fee equal to one half of a month’s rent of the chosen rental.

PROCESS:  When you contact us, our rental agent will request information from you concerning your rental needs to better assist you in your search for a new home.  Some commonly asked questions are:

                                    How many rooms/bedrooms do you desire?

                                    What is your price range?

                                    What is your anticipated move date?

                                    Are there any pets?

                                    How many occupants and vehicles are there?

                                    Do you have any special requests?

With this information we are better able to understand your needs and help you find the home that is right for you. Our customers have access to all of our available inventory.  Once the necessary information has been gathered, an appointment is made for you to meet with the agent and view properties.  When you find the property you are interested in renting, the application process begins.

APPLICATIONS AND LEASES:  Once you find the property that you are interested in renting, you will be required to sign and return the Fee Disclosure Form and leave a deposit for the rental fee, complete a credit authorization form, and complete a Rental Housing Association (RHA) application form, a form widely used throughout Massachusetts.  The RHA application requests information about your current and former employers, your annual salary, your current and former landlords, banking references and personal references.  Our rental agent will review these references and along with a summary of your credit report, will present all the information to the landlord for his/her decision.  The decision to approve or decline an application vests solely with the landlord with no input from the rental agent.  Typically the landlord’s decision to accept or reject an application is made within 48 hours of receiving said application. 

If your application is accepted, a lease signing date is scheduled.  At the lease signing the tenant is expected to pay the landlord all monies due under the lease, such as the first month’s rent, security deposit or last month’s rent.
