There are obviously many reasons that motivate buyers and sellers of real estate. Deciding to buy or sell is one of the most important decisions you will ever make. It is also a highly procedural and legalistic endeavor.
Remember when the house where you or your parents lived was built, it required an architect, an engineer and an approved set of plans. No construction took place, not a nail was driven until the carpenters were sure everyone had done their jobs in the planning stage. As your home was constructed people who understood the construction process inspected it for soundness. The building of your home is where good planning eventually paid off. Your house has probably provided you with lots of enjoyment as well as reliable shelter over the years. Your home grew in value at a pace greater than the rate of inflation. Now it may be a time to think about other plans, to think about your changing needs. Good planning makes it all come together.
People want to maintain what they have accumulated. Most seek a higher degree of safety to minimize risk. Some are looking to "buy low" to increase their long-term return and realize capital appreciation over time. Some may want to move from an outdated home to a more modern, updated home. Some may be looking to sell their larger house and downsize to a smaller, more manageable home and place excess monies aside for retirement income. Expanding families may be looking for a larger home with a larger yard. Many seek a home to realize a tax shelter (depreciation and interest payments are deductible). Investors are seeking monthly net operating income. Younger couples currently residing in Boston and paying large monthly rents may be thinking about beginning to make plans for children and better school systems. Lastly, you want just want a place that you can call home regardless of any other incentives or motivations.
No matter what the reason is, the entire process has to do with your goals and your specific timing. Looking back on it after the process concludes, you may think that having someone there beside you, a licensed realtor, with appropriate suggestions and answers, was indeed a good decision.
