Thank you Arlington! The 2013 Patriots Day Parade and Paul Revere Ride was a Great Success!

Patriots Day 2013 – Paul Revere Greeted at Town Hall

Thanks to all who came out on Sunday to cheer along the Parade route and on Monday to welcome Paul Revere and William Dawes at the Arlington Town Hall!

On Monday, April 15th, Arlington again become Menotomy as we celebrated our Town’s importance on the first day of the American Revolution.

Arlington residents came out in force to greet re-enactment riders Paul Revere and William Dawes. Children made welcome signs for the riders with craft materials, activities provided by the Arlington Historical Society, music from the colonial era performed by Diane Taraz, and refreshments were served.

Monday’s festivities were hosted by the Arlington Committee on Tourism and Economic Development and sponsored by BOWES Real Estate.

Despite our joy for the Patriots Day festivities celebrated in Arlington this past weekend, our thoughts and prayers go out to the families whose loved ones were lost or injured at the Boston Marathon.

Suburban Boston Housing Markets Need More Inventory

BOWES Real Estate Agent, Kirk NahabedianRealtors are screaming from the roof tops. “We need inventory”.
It’s been this way for some time now but it appears that seller inquiries are once again beginning to increase.
I thought I would include an excerpt from an email I wrote to a potential client;
“I also thought you might be interested in some numbers I’ve been looking at.
It’s pretty much a given that our market is really short on inventory so I was doing a little research to see where things are. Sometimes I look at the absorption rate to kind of gauge the market. In other parts of the country it’s not uncommon to see about a 6 month supply of homes. That’s considered a normal market. Around here the worst I’ve ever seen was about 4.5 months.
I looked at 2/3 family condos in the $325k to 425k price range. There is presently only 1 condo for sale. Frankly I could’ve stopped there because that pretty much tells the story. Anyway, over the last 12 months there have been 58 sales in that range. So we basically have a 1 week supply. Crazy stuff. The good news for you, if things stay the same, your condo should sell fairly quickly. If the market looks even remotely like this when you’re ready it may even warrant a shot at a higher price. For comparison sake about 5 years ago, when the market wasn’t that great, we had a 1.8 month supply in the same category and there had been 70 sales over the preceding 12 months. ”
Here are some numbers that will make you shake your head;

Arlington MA past 12 months 290 single family homes sold. Current inventory 8.
Belmont MA past 12 months 169 single family homes sold. Current inventory 8.
Lexington MA past 12 months 365 single family homes sold. Current inventory 38.
Watertown MA past 12 months 90 single family homes sold. Current inventory 6.

Our 35th Annual Christmas Dinner for any Arlingtonian eating alone was a huge success. Thanks to the help of many volunteers, dinner was provided for over sixty.

Special thanks to the Arlington Lodge of Elks for the use of their facility and to Elk volunteers, including Lynne Cabral and Pat Casey, our chefs, Steve Rae, Peter Corwin, Sandy Casey and friend Dave and Selectman Stephen Byrne our helpers. Huge assist from the Hayward family, including Margaret, Emily, Kim, Michael and friend Jocelyn.  Also, thanks to the Council on Aging for the use of their handicap van and our drivers, Don Boudreau and Ted Griffin.

This year included a special visit from Santa (Dan Nacmunn), who spoke individually to each person and brought joy to all.  All of us, who volunteer, get a great reward by seeing the happiness that we are able to bring to every one of our guests.

We are already looking forward to next year.

Arlingtonians Welcome Paul Revere Re-Enactment Rider at Arlington Town Hall

 
Thanks to all who came out on Sunday to cheer along the Parade route and on Monday to welcome Paul Revere and William Dawes at the Arlington Town Hall!

This year’s parade on Sunday honored the Greeley family and our very own, friend and colleague,  Brian Greeley.  Brian died last year and was honored by this year’s parade for his years of service.
